Why Irish landlords still search “online rent book”

A rent book is the list of what was due, what landed, and when. Many self-managing landlords still keep that list in a paper booklet, a spreadsheet, or WhatsApp. SmartRent.ie stores the same facts next to the property Eircode, the tenant names, and the RTB drafts you already run.

  • Charge rows with the unique remittance for that payment
  • Mark received from Pay-by-Bank, or from your own statement

How to run it (19 September 2026)

  1. Add the property (address, Eircode, rent) and the tenancy dates you already agreed.
  2. Save your IBAN under Payment setup.
  3. Invite the household to the free tenant portal. They never pay SmartRent.
  4. They tap Pay-by-Bank, complete SCA in their own bank, and pay your IBAN. That path can mark the row received. Standing orders and “I’ve paid” do not.
  5. Keep RTB registration drafts and reminders on the same file. Stay compliant with RTB rules.

Self-manage instead of a ~10% agency cut

A letting agent typically takes about 10% of the rent to run the day-to-day. Software is a subscription — Essential €29 or Professional €89 including VAT — so you keep that cut. Does Pay-by-Bank replace a standing order?

Pay-by-Bank to your IBAN can mark a row received when the payment_executed webhook fires. Standing orders and “I’ve paid” do not auto-mark. You can still mark received from your own statement.
