What the portal is for

Most small Irish landlords still chase rent on WhatsApp and store PDFs in a folder. The tenant portal puts the same job in one place. You invite the people on the tenancy. They never pay SmartRent.

How you invite someone (19 September 2026)

1. Add the property (Eircode, rent, rooms) and the tenancy dates you already agreed.
2. Open Invitations, enter the tenant email, send the link.
3. They create a free account and join that property — not a public listing browse.
4. Rent still goes to your IBAN. See how rent is marked received.

How this compares

A letting agent typically takes about 10% of the rent to run the day-to-day. Registration drafts, notice templates, and reminders live under RTB tools so you stay compliant with RTB rules. Confirm current rules on rtb.ie. The portal does not replace the RTB — it keeps the tenancy file you already run.
