What the software does
Every tool below is something you operate. Links go to the screen in the product after you log in. Nothing here is a letting service, a client account, or legal advice.
Day to day
- Properties
- Add the homes you own. Photos, rooms, and whether the listing is public or private.
- Calendar
- Events you create, plus an iCal address you can subscribe to in any calendar app.
- Tenants
- People on a tenancy you already have, or that you accepted from an application.
- Invitations
- Send a link so a tenant can open their free account against that tenancy.
- Messages
- Written thread with the tenant or tradesperson. A record, not a call centre.
- Documents
- Upload files and keep draft agreements. Templates are drafts, not solicitor-stamped leases.
- Maintenance
- Tenant reports with photos. You assign a tradesperson you choose, or note that you did it.
Money
- Rent tracking
- IBAN and reference you record. Tenant pays your bank. You mark received. SmartRent does not hold rent.
- Split rent
- Record how housemates agreed to split. Still paid to you, not to a platform wallet.
- Payment plans
- A schedule you and the tenant agree. You still collect the money.
- Deposits
- Track a deposit you hold. We do not hold or protect deposits.
- Receipts
- Issue a receipt from the payment you recorded.
- Expenses and tax export
- Log costs. Export for your accountant. Optional categorisation you can edit. Not Revenue advice.
- Direct Debit
- If you use it, you are the creditor. GoCardless is not SmartRent taking the rent.
- Paying a tradesperson
- Destination charge to their Connect account, or mark paid offline. No platform escrow.
Tenancy paperwork
- Applications
- Read what an applicant sent. Accept or refuse. You decide.
- Screening checklist
- Your notes and an optional suggestion. Credit checks stay off this website. No CCR results.
- Viewings
- Times people asked to see the home. You host them.
- Leases and templates
- Drafts you send for signature. Not legal advice and not stamped by a solicitor.
- Renewals
- Draft a renewal request and store what you both signed.
- Rent increases
- RPZ checker and a notice template. You remain responsible for RTB rules.
- RTB reminders
- Templates and links to rtb.ie. You file in your own name.
- Surveys
- Ask the tenant questions you write. Their answers, stored.
- Dispute records
- Dates and notes. We do not mediate.
The building
- Public listing
- Publish an ad so people can apply. SmartRent does not find tenants as a service.
- Inspections
- A walk-through you schedule, with photos and a report you keep.
- Inventory
- What is in the property, for your own records.
- Checklists
- Move-in and move-out lists you reuse.
- Compliance certificates
- Gas, electrical, BER and insurance policies you record, with expiry reminders.
- Contractor jobs
- Post work. Compare quotes. Pay them yourself via Connect or offline.
- Insurance claims (your insurer)
- Record a claim you are making with your own insurer. We do not quote or sell insurance.
For the tenant (free)
- Pay rent
- See the landlord’s bank details and reference. Pay that account.
- Maintenance
- Log a problem with photos and follow the status they set.
- Lease and documents
- Read what the landlord shared. Download copies they uploaded.
- Messages
- Write to the landlord in the same thread they see.
- Apply / viewing
- From a public listing: send an application or ask for a viewing time.
For tradespeople
- Jobs and quotes
- See jobs landlords posted in your trades and counties. Send a quote.
- Earnings
- What has been marked paid. Landlords pay you; SmartRent does not employ you.
- Payout setup
- Stripe Connect so a landlord can pay your account, or you agree offline.
Optional helpers (suggested wording, expense categories, a rent figure to consider) are labelled as suggestions. You edit or ignore them. They are not credit scores, valuations, or legal opinions.
