Check whether an address looks like an RPZ on the data we store, run a percentage figure, and export a notice draft. SmartRent does not file with the RTB, does not prevent an illegal increase, and is not a solicitor.

How the RPZ checker works

    Enter the property address

    We compare it to RPZ data we store. Confirm the current designation on rtb.ie.

    Enter current and proposed rent

    The tool shows the percentage change. You decide whether that is allowed.

    Read the figure

    This is arithmetic, not approval. Exceptions and RTB rules stay on rtb.ie.

    Export a draft notice

    A template you can edit. Have a solicitor review anything you will serve.

    You serve and file

    SmartRent does not send the notice or register anything with the RTB.

Run the checker, then confirm the current RPZ rules on rtb.ie. The figure in the app is not permission to increase rent.

How do you know if my property is in an RPZ?

We store a flag from data we hold. Confirm the current designation on rtb.ie. We can be wrong or out of date.

What is the current RPZ rent increase limit?

Look it up on rtb.ie. We do not publish a live legal limit as advice.

Can I increase rent above the RPZ limit?

That is a legal question. We do not approve increases. Ask the RTB or a solicitor.

Does SmartRent stop an illegal increase?

No. The software cannot prevent you from serving a notice. You remain responsible.
