What this tool does

Tools so you can track rent you collect yourself. Tenants can pay you by bank transfer using your IBAN and a payment reference. Optional Direct Debit uses you as the creditor. SmartRent.ie does not receive or hold the rent.

How Automated Rent Collection Works

    Set Up Recurring Payments

    Configure rent amount, due date, and payment frequency (monthly, weekly, etc.). The system automatically generates payment schedules.

    Tenant Receives Payment Link

    Tenants get a secure payment link via email. They can save their payment method for automatic recurring payments.

    They pay you

    The tenant pays your bank using the IBAN and reference you recorded. SmartRent does not collect, hold, or transfer the rent.

    Smart Reminders Sent

    If payment is missed, automatic reminders are sent at 3 days, 7 days, and 14 days overdue. Escalation notices can be configured.

    Payment Tracking & Reporting

    All payments are tracked in real-time. Generate reports for tax purposes, view payment history, and track arrears instantly.

How landlords use it

Busy Landlord

If you let a few homes yourself, record how they pay you and mark each month received. You still chase anything that does not arrive.

Letting from abroad

If you live away from the property, tenants still pay your IBAN. You mark each payment when it lands. SmartRent does not collect the rent for you.

Student Accommodation

University accommodation with 8 tenants. Each tenant sets up their share automatically, eliminating payment coordination hassles.

Questions

What payment methods do you support?

Bank transfer to the landlord is primary. Optional Direct Debit names the landlord as creditor. SmartRent does not vault cards for rent or hold client money.

What are the fees for payment processing?

Bank transfers are free. Card payments have a small processing fee (1.4% + €0.25) which can be passed to the tenant or absorbed by the landlord.

What happens if a payment fails?

The tenant is notified immediately via email and SMS. They can update their payment method and retry. After 3 failed attempts, you're notified to follow up.

Can I offer payment plans?

Yes! You can set up custom payment plans for arrears or deposits, with automatic instalments and tracking.
