10% of €1,800 monthly rent is €2,160 a year. Essential billed monthly is €348 a year including VAT (€29 × 12). The difference is €1,812 on that one home. Type your own rent in the calculator. Your rent may be higher or lower.
Which plan does the calculator use?
1–3 homes use Essential €29/month. 4–10 homes use Professional €89/month. Both include VAT. Annual billing is two months free (€290 / €890). Fourteen-day trial, no card. Tenants pay nothing.
Is 10% what every Irish letting agent charges?
No. It is a typical management cut used as an illustration, not a quote from an agent. Confirm any agent’s fee in their own terms.
