Tenants pay from their own bank (AIB, Bank of Ireland, PTSB, Revolut, and others) straight to your IBAN with Pay by Bank. When that payment executes, the row is marked received and the receipt is sent. We deduct 0% from the rent — SmartRent is a subscription, not a cut of the transfer.

No. A PSRA licence is for third-party agents who negotiate lets or hold client money. SmartRent is self-management software: you stay the landlord, you choose the tenant and the agreement. Rent moves between bank accounts. SmartRent does not hold client money and does not charge an agent commission.

No. Access to rent payments, document storage, and maintenance reporting is 100% free for tenants. Landlords subscribe; tenants never pay SmartRent.

Under the ceiling the landlord set, a matching trade is dispatched in the app and the tenant is told who is coming. Over that ceiling, the landlord gives one yes before anyone is dispatched. If they turn auto-dispatch off, they handle the repair. There is no email blast and no fee on the job.
