Self-managing Irish landlords need a list of what was due and what landed. That is rent tracking software — the same job as an online rent book, kept next to the Eircode and the RTB file.
What you track
- Monthly rent you already agreed
- The unique SRR remittance for that charge
- Whether the row is due, claimed, or received
- Who in a houseshare owes which share, if you split it
Rent still goes to your IBAN. SmartRent records the row.
Tenant payment software (the free portal)
- Save your IBAN under Payment setup.
- Invite the household to the tenant portal. They pay nothing to SmartRent.
- They open the pay-rent screen and tap Pay-by-Bank (SCA in their own bank).
- The
payment_executedwebhook marks received. Standing orders and “I’ve paid” do not auto-mark.
