If your landlord uses SmartRent.ie, they send an invitation so you can join that tenancy. The login is free. Rent still goes to their IBAN.
What you can do (19 September 2026)
- Open the invitation email and create a free account.
- See the pay-rent screen: their IBAN and the unique reference for that charge. Tap Pay-by-Bank if they turned it on (SCA in your own bank).
- Log a repair with photos and a note. They set the status.
- Read documents they shared — lease draft, BER, house rules.
- Message them in the same thread they see.
This is the tenant portal. It is not a public listings browse.
Rules for renting a home in Ireland
Notice periods, rent reviews, deposits, and disputes are published by the Residential Tenancies Board: rtb.ie. Landlords who use SmartRent keep RTB drafts and run the rent-cap calculator from the same tenancy file.

No. The landlord subscribes. Essential €29 and Professional €89 include VAT. Tenants create a free account from the invitation.
Where do tenant rights live?
The Residential Tenancies Board publishes the current rules on rtb.ie — notice periods, rent reviews, deposits, and disputes.
