How to Calculate Rental Yield in Ireland (With Examples)
Rental yield is a simple percentage: what the rent is, relative to what the property cost you. It is a spreadsheet figure, not a valuation and not tax advice.
Gross yield
Annual rent ÷ purchase price × 100.
Example: €24,000 rent on a €400,000 purchase is 6% gross.
Net yield
(Annual rent − the costs you actually pay) ÷ purchase price × 100.
Costs you might subtract in your own sheet: insurance, management software, RTB fees you paid, repairs, LPT. What is deductible for Revenue is a question for your accountant.
